The client’s objectives and expectations

The objectives of the energy audit are as follows: to reduce energy needs and bills, eliminate issues of discomfort in winter and summer, and meet the targets of the Tertiary Decree. This decree applies to tertiary buildings with a surface area greater than 1,000 m² and requires a reduction in energy consumption of 40% by 2030, 50% by 2040, and 60% by 2050.

Our main tasks

Analysis of the existing building and its energy consumption to create a computer model close to reality. The energy model makes it possible to identify the various potential improvement options for the building and the expected energy and economic savings.

Project characteristics

  • Institution: Hosts 255 students and 30 staff members,
  • Use: Open Monday to Friday from 8 a.m. to 6 p.m. and Saturday from 8 a.m. to 12 p.m., closed 4 weeks per year,
  • Equipment: Two high-efficiency gas boilers (290 kW) and several ventilation systems,
  • Problems: Feeling of heat on the 1st and 2nd floors. Feeling of cold caused by poor building airtightness,
  • Energy consumption: Annual average of 304.9 MWh for natural gas and 84.9 MWh for electricity.

Proposal

The study showed a very accurate modeling with only a 1.9% deviation compared to billed consumption. Three renovation scenarios were presented:

  • Scenario 1: Light renovation work (replacement of lighting fixtures, improvement of control systems, etc.), this scenario offers low energy savings (3%) for an investment cost of 17,000 euros.
  • Scenario 2: Complete renovation without replacing the boilers, offering 50% energy savings and a payback period of 20 years with subsidies.
  • Scenario 3: Complete renovation with replacement of boilers by air-to-water heat pumps, allowing for 72% energy savings and a payback period of 24 years with subsidies. This scenario meets the objectives of the Tertiary Decree, eliminates winter discomfort issues, and significantly reduces summer discomfort problems.

I am particularly concerned with the steps to improve energy efficiency in the offices. As a team manager, I ensure the overall comfort of the staff.
